Dry Rot and Wet Rot: Not the Same Problem

Dry rot and wet rot are both fungal decay, but they behave differently and require different responses. Dry rot is caused by a fungus that needs sustained moisture in the wood itself, not standing water or active dripping. Once established, it can spread through wood along the grain and even travel across masonry to reach new timber. The wood develops a distinctive cubical cracking pattern, becomes crumbly and lightweight, and loses its structural integrity. The surface paint often remains intact and can look perfectly sound, which is why probing is necessary to find the true extent of decay. Dry rot is the more aggressive form and the one more likely to travel through a structure if moisture is not controlled.

Wet rot requires a persistent direct water source, such as a roof leak, a gutter overflow, or a plumbing drip. The wood darkens, becomes spongy and soft, and stays localized to the area where water is actively present. Once the water source is cut off, wet rot stops advancing. Like dry rot, wet rot can hide under paint and look sound on the surface. The key difference is that wet rot is usually easier to manage because it does not spread, but it also means the water problem must be found and fixed or the decay will continue. Termite and Beetle Damage, and How It Differs from Rot

Termite and wood-boring beetle damage are distinct from fungal rot, though they often occur in the same wood because the moisture that invites decay also attracts insects. Termites hollow out wood from the inside along the grain, often leaving a thin shell of sound-looking surface wood that can feel deceptively solid. They also build mud tubes on masonry surfaces as they travel. Wood-boring beetles, by contrast, leave visible exit holes and a fine sawdust-like frass (insect droppings) on or below the surface. A carpenter can see and measure these signs and assess the remaining sound wood, but identifying the specific insect, confirming whether it is still active, and treating it are the work of a licensed pest control operator. That is a separate, regulated trade with its own expertise and legal requirements.

Your role as a homeowner is to have a pest inspection done if you suspect insect damage, obtain a detailed report, and then bring that report to a carpenter. The carpenter will remove and replace the damaged wood based on what the pest inspection found. We do not treat insects, apply chemicals, or claim to eliminate an infestation. Reading the Signs Before You Open Anything Up

Before you call for an estimate, you can do a basic walk-through to narrow down where to look. Press the trim around windows and doors with your thumb; if it gives easily or feels soft, that is a sign. Take a flathead screwdriver and press it gently into fascia boards, soffit, the rim joist where it meets the foundation, and any exposed beam ends. If the screwdriver sinks in more than a quarter inch without significant resistance, the wood has lost density. Walk your floors and note any areas that feel soft, springy, or noticeably out of level. Flex a deck board by stepping on it; a new board should be stiff, and excessive flex suggests decay in the joist below. Smell the air in crawlspaces, basements, and enclosed areas; a persistent musty smell often indicates moisture and fungal activity.

Keep in mind that what you see on the surface almost always understates what is inside. Paint and stain can hide decay very effectively. A member may look perfectly sound and be substantially rotted a quarter inch beneath the surface. This is why probing with a screwdriver or awl is the actual diagnostic tool. A carpenter will probe systematically to find the boundaries of soft wood and measure how much sound section remains. That measurement is what determines whether repair is possible or replacement is necessary. Do not assume that a small visible problem is a small actual problem. Conversely, do not assume that a smooth appearance means no problem exists. The only way to know is to open it up and look.

What Decay Does to a Floor, a Deck and a Wall

To understand what decay means for your home, it helps to know what each structural member does. A floor joist is a beam that spans between the rim joist (at the perimeter) and a central beam, and it carries the weight of the floor and everything on it. The subfloor is nailed to the top of the joists and distributes loads across them. The sill plate is the wood beam that sits on the foundation and anchors the rim joist, which is the outermost joist that closes the floor frame. At the foundation, the sill plate and rim joist are critical because they carry the entire weight of the wall above. A deck ledger is the board bolted to the rim joist where a deck attaches to the house; it carries the weight of the entire deck and must be solid and properly fastened. When decay removes section from any of these members, it removes load-carrying capacity.

The progression is predictable and honest. Loss of section first causes loss of stiffness, which is what you feel as bounce or flex. A floor that bounces when you walk on it has lost stiffness; the joists are still carrying the load, but they are deflecting more than they should. As decay advances, the member loses more section and the deflection increases. Eventually, if decay is not stopped, the remaining sound wood becomes insufficient for the load, but that final stage takes time and is preceded by obvious signs. The ledger connection where a deck meets the house is worth special attention because a failed ledger can separate the deck from the house, and that is a genuine safety concern worth inspecting regularly. For floors, walls, and beams, the progression is gradual, and addressing it promptly prevents larger repairs later.

Repair or Replace: The Actual Criteria

The decision to repair or replace depends on four factors: how much sound wood remains in the member, where the decay is located relative to the bearing points, whether the water source can actually be closed, and the cost difference between the two options once you account for the cost of access. A member that has lost more than half its section cannot be reliably repaired; it must be replaced. A member that has lost a quarter to half its section may be a candidate for sistering, which is bolting a new joist or beam alongside the damaged one to share the load. Decay at a bearing point (where the joist or beam rests on a support) is more serious than decay at mid-span because bearing points carry concentrated load. If the water source cannot be closed, any repair is temporary; the decay will return. If replacing the member is only marginally more expensive than repairing it once you add the cost of opening up the wall or floor, replacement is the honest answer.

Epoxy consolidants and fillers have a real but narrow use: they can stabilize non-structural trim members like fascia or crown molding that are worth saving for appearance or custom work. They do not work for structural repair. Filler over structural rot is not a repair; it is cosmetic cover-up that fails when the wood continues to decay underneath.
